REMINDER: The next annual owners meeting will be held Monday, March 14, 2006. Please mark your calendars and plan to attend.
A Board of Directors meeting was conducted telephonically July 5th. The Executive Session consumed most of the meeting, however some items discussed are as follows:
High-speed internet service installation has been completed at Kuhio Shores for those who enrolled. Thirty owners signed up for this service and all are complete with the exception of one unit that had a poor cable signal that must first be repaired prior to high-speed connection. A box was installed at the cable inlet in these units and a twenty foot cord was included for routing to the computer. We have already had reports that internet service is much faster. Installation in three units was delayed for a few days as the renters in those units would not allow the service man to enter even after two days prior notice. These have since been installed. Those with the service will be billed a $50 installation charge by Hawaii First but the monthly service charge of $23.95 + tax will be added to the monthly maintenance fee as Hawaii First receives one billing from the cable company. The high-speed system will always be activated for use by owners and guests.
Repairs to the seawall have been completed. High summer surf broke loose grouting and wall rocks in several areas. The rocks were re-set and the entire wall re-grouted.
For your information, there now is a Senate resolution in the State of Hawaii which requests the Department of Taxation to enforce the collection of transient accommodations tax and enforce the zoning laws against illegal operation of vacation rentals. Those of us who rent our units should be registered with the Department of Taxation and obtain a TAT license to legally operate. Failure to pay all lodging taxes could draw stiff penalties. The resolution further state "The Department of Taxation is required to enforce the collection of the transient accommodation tax ... on transient residential vacation rentals, especially those that advertise over the internet..."
To give you a further update regarding the Kukui'ula Development project, they are far into the permitting process but do not have a start-of-construction date as yet. However, the earliest properties coming available for potential future sale call for 122 units. Prospective home buyers are putting $50,000 into escrow accounts for the opportunity of being part of a lottery to be used to determine potential owners of future home sites. There has been very strong interest. Quarter acre home sites will range from $1 million to $4 million. Quite a neighborhood we live in.
Many will be pleased to hear that the Kauai Planning Commission has approved zoning permits allowing Costco to build a 150,000 square foot store and a gas station on Kauai. It will be located directly East of the Home Depot and South of the Kukui Grove shopping center. Costco's gas prices are typically 10% lower than other retailers. We will believe that when we see it.
