KUHIO SHORES AT POIPU

Aloha Fellow Homeowner,

Reminder: The 2005 annual homeowners meeting will be held March 14th. Please plan to attend.

Please be advised that Maintenance Manager Ed Carr resigned his position with Kuhio Shores effective 1/12/05. Ed and Nancy recently sold their unit and moved to Lawai. All of us on the board wish Ed the very best in the future. A replacement has been selected and has already started work. Albert Fernandez is our new Manager. He has been a long time friend of Kuhio Shores and has done work for several owners in the past. When owner heard of Ed's resignation, they asked that we consider Albert to fill that position. He is a very welcome and refreshing addition to Kuhio Shores.

A few owners have indicated interest in high-speed internet service which is now available on Kauai. We have been advised that if a sufficient number of owners at Kuhio Shores are interested, a cut-rate cost could be negotiated. It may be possible that the rate would be in the neighborhood of $20.00 per month. If you are at all interested in this service, please let me know by letter, fax (808) 742-1799 or by e-mail.

We have asked Albert to inspect all lanai surfaces and re-paint and repair where necessary. It is not always easy to schedule a time when this could be accomplished so if you wish to have your lanai deck painted and/or repaired, please let us know your desires and also when there is a sufficient break in rentals so the work can be accomplished. At the same time we want Albert ot inspect all lanai walls for cracks. It is impossible to locate all wall cracks above the ground floor from the ground, even with binoculars. We address building cracks on a annual basis and do our very best to identify them for the contractor. Even then, some cracks and spalling can only be identified when the contractor goes up in a high-lift.

Once in a while we receive complaints about ants in the units. After investigating these incidents, it has been determined that nine times out of ten, ants are brought in mainly with beach mats that have not been properly shaken and flowers purchased at farmer's markets. Also, some produce purchased at farmer's markets contain ants. It is best to soak flowers and produce in water after purchase to eliminate ants. The exterior of the building is treated on a frequent basis for ants by a pest control company.

We have a newly established committee at Kuhio Shores comprised largely of owners who are professionals in the fields of architecture and constructions. This committee was formed by these owners and will study all aspects of our building and grounds with the intent to make recommended changes and upgrades that will enhance Kuhio Shores. They have already met and plan to make a presentation at the annual meeting. For a number of years the board has encouraged woners to advise the board of any recommendations or suggestions and we welcome the assistance of this well organized and highly motivated committee. None of us on the board are participating on the committee as the committee should have a free hand to study and advance proposals without influence or interference from the board. We perceive this as a very refreshing change at Kuhio Shores and look forward to their presentation.

Those of us who remember the Poipu Beach Hotel, that was destroyed by hurricane Iniki, are pleased to know that plans are now in progress to rebuild. Targeted completion is projected to be in late 2005 or early 2006. It will contain 121 hotel units.

The Coco Plams Resort has been purchased by Honolulu investors and they are now before the County Planning Commission hoping to rebuild.

The new shopping center in the Poipu area mentioned in the last newsletter will actually be a large addition to the existing Poipu Shopping Center and will be located directly behind the center. There will finally be adequate parking provided.

There have been a number of incidents in recent months where two couples share a two bedroom unit but each couple has rented a separate vehicle. Security must then explain that we only have 75 parking stall for 75 units and only one vehicle may park in our lot. So far these individuals have been understanding and cooperative but if you own a unit and rent to two couples, please advise them of this policy ahead of time. Owners must also abide by this policy and set the example for renters.

We encourage owners who handle their own rentals to supply renters with a parking pass when mailing them rental confirmation. We will supply you and even your rental agency with parking permits upon request.

Kuhio Shores is located in the area known as Poipu just south of Old Town Koloa. The building is less than 2 miles from Poipu Beach and it is also within walking distance of Spouting Horn. Prince Kuhio Park is located across the street as is the Prince Kuhio condo resort.
