KUHIO SHORES AT POIPU

Dear Fellow Homeowner,
The 2005, Kuhio Shores Annual Owners Meeting was conducted Monday, March 14. In that a quorum was present, the meeting was called to order at 9:10 AM. The minutes of the 2004 meeting were distributed and approved.
President Elliot thanked those who attended and introduced the Board of Directors, Managing Agent Richard Emery, and Hawaii First Property Manager Casey Rothstein. He then thanked the committees for their outstanding work. Bob Farrington for incredible landscape work and Kay Zovanyi and Ken and Wanda Brent for updating and beautifying the main lobby and portico and Mike Galvin for all of his hard work. Also, Tony Sapienza was thanked for his never-ending work for Kuhio Shores. He reminds us of the Energizer bunny that keeps going and going. A special mention of thanks was given to artist Geoff Markovich, who painted a picture of Kuhio Shores as he and his wife Ellen have been renting at Kuhio Shores for a number of years, for 2 to 3 months each year. This painting is hanging in the remodeled main lobby.
Attendees were advised that another owner had passed on recently. Jane Clement, unit 105, passed away after illness and complications. Our best wishes go out to Bob and the family.
When President Elliot proceeded to the President's report on the agenda, owner Debi Joy Floria asked if she could first say a few words. What she said is worth quoting. It is as follows:
"First impression is everything. The entrance to Kuhio Shores is now inviting, it is Hawaii, and it has class and style. The accomplishment of the combined efforts of more than a handful of dedicated owners remaking our image is applaudable! Our board has led by example. Each time I have entered K.S. I have witnessed Dan, Tony, a board member, and or owner hard at work offering their expertise…or just a helping hand on a learning curve. Our leaders have been Servant Leaders. The result is remarkable – encouraging and freeing us all to offer our best contribution to our own and each other's investment. Thank you Board I so look forward to a future of building up with no room for tearing down."
Afterward, she presented President Elliott with a beautiful pastel drawing of the entrance area to our lobby and portico. Her words and the drawing presentation were very much appreciated by all, especially the writer.
The following items were presented and discussed in the President's report;
-High speed internet service. We are now finalizing the process with Time Warner Cable to provide this service. We were required to establish a bulk billing process where they would submit only one billing per month. They would not bill each one of us separately. As such, for those who request high speed service, we have established a procedure through Hawaii First that would add the monthly billing for your unit (if you enroll) to your monthly maintenance fee and they would submit one check to Time Warner Cable for the combined service to all affected units. The monthly service charge for high speed will be $23.95 per unit plus tax. There will be an installation charge that will be based on the length of the service agreement. They are as follows and will be paid directly to Time Warner Cable by the unit owner.
3 year contract 50% discount $50 per unit
4 year contract 75% discount $25 per unit
5 year contract 100% discount $0 per unit
They advised that it would not be until June that high speed service would be able to be connected at Kuhio Shores.
- A&B Kukuiula Subdivsion update: There were not many changes from last year but work is expected to begin in July. It is now a 10 to 15 year project rather than 20. A road just East of the National Botanical Gardens Visitor Center will connect Lawai Road with the subdivision. This road was required by the County. All structures will be of plantation style design.
- Bob Farrington reported on the recent landscape improvements and Kay Zovanyi reported on the lobby and portico improvements. A slide presentation was utilized by both and some of the photos are attached. The reports were very thorough and they answered questions from owners. Our building is scheduled to be re-painted next year and the committees are looking at various color combinations and will eventually make a recommendation for the board to review. The committees are also studying the possible revisions to the entrance sign by the road, planting of additional coconut palms and the standardization of screen doors. Again these are items they are currently discussing as possible recommendations. Should they formulate a recommendation, the next step would be to make a presentation to the board for consideration.
- Richard Emery gave a brief synopsis of legal matters that you will most likely receive reports on as they are resolved.
- We will soon be presented with expense to repair and update our sewer system. This system is over 30 years old and replacement parts are close to impossible to locate. Hopefully, we can spread out these projects. This will not occur all at once as it is our intent to work this into 2 to 4 budget years.
- Some screen doors are still slamming when the wind blows and you are again advised that if you will purchase a door closer, Albert will install it free.
The election of Directors was next on the agenda. The terms of Dan Elliott, Bob Farrington and Mel Kalechstein were expiring. Pearl Kalechstein nominated all three to again run and Don Brown nominated Kevin Wallace (305). Two others declined nominations. The election was held and Dan, Bob and Mel were re-elected to serve a two year term. An organizational meeting was conducted afterwards and officers will remain the same.
Monday, March 13, 2006, has been established for the 2006 Annual Owners Meeting. Please mark your calendars.
Such meetings cannot be conducted unless more than 50% of owners are represented in person or by proxy. This year our representation was 83% which is excellent. THANK YOU for sending in your proxies even if it was for "quorum only."
