KUHIO SHORES AT POIPU

Dear Fellow Homeowners,

REMINDER: The 2007 annual homeowners meeting will be held March 12, 2007. Please mark your calendar and plan to attend.

A regular Board of Directors meeting was conducted telephonically August 30th. The agenda consisted of the following subjects:

A motion was made and unanimously approved to have the carpeting in the elevator lobbies and elevators replaced with a more suitable commercial product called "Londeck." This is a very heavy vinyl product designed for heavy traffic areas and is extremely durable. The cost will be approximately $10,000 and installation is slated for November, when board members are on site.

In the near future, work will begin to convert our sewage pumping system to modern submersible pumps as our present system is badly outdated and problems are becoming more frequent. We have been assured that the interruption in service will be minimal during constructions as a pumping truck will be standing by.

A civil engineer has been retained to coordinate all activities regarding re-construction of the damaged property on the East side of the building. A shoreline survey is required and will soon take place along with a complete survey of Kuhio Shores property. This will be one more step in the process to hopefully obtain a building permit to extend the erosion retaining wall on the East side.

Kuhio Shores has been contacted by Verizon Communications who have a desire to install a wireless antennae facility on the rooftop of our building. If the board approves the installation after considerable investigation and communication with Verizon, the rooftop installation would consist of an arrangement of up to 12 antennas located on the roof closest to Lawai Beach Road. Each antenna would be 4 feet high, 8 inches wide and 3 inches deep. The group of antennas would be "hidden" behind a rooftop screen that would be built to match the material and color of the building. The antennas would be located behind the screen and Verizon claims would not be visible from the ground, road or other nearby buildings. Verizon would naturally lease the space for a set monthly amount. The board has appointed our Managing Agent and our attorney to investigate and negotiate the best possible scenario with Verizon. Both are familiar with such installations. The income would be very welcome however we want to thoroughly analyze all aspects of the proposal keeping in mind the outward appearance of Kuhio Shores.

The Kukuiula Development Company has given us notice that they will begin construction on their property across Lawai Road this month. Very shortly mass grading will begin from Poipu Road to Spouting Horn. A 12 foot high dust fence will be installed along the North side of Lawai Road to reduce dust exposure to the residents along Lawai Road. They also have appointed a Neighborhood Relations Manager to deal with any concerns the public may have. Owner Jackie Ratliff and President Elliott have both conversed with this individual (Patti Mielziner) and were advised that they have established a budget to cover any extra cleaning expenses neighbors may have that are related to the dust and construction. We can pretty much expect the trade winds to carry red dirt dust to Kuhio Shoes and they assure us that they will assist with the expense of cleaning. We may want to re-consider painting our building after major construction is completed.

Considerable discussion centered around the responsibilities of contractors performing work at Kuhio Shores. Vice President Ken Brent will endeavor to develop new guidelines for constructions activities and contractor responsibilities to include noise abatement, hours of work, daily cleaning of common elements, building permit requirement, etc. Remodeling and reconstruction of units is not discouraged but experience has shown that stringent regulations must be instituted and enforced.

Hopefully you have had a very enjoyable summer and will continue to as it winds down. Many board members will be back on island in the next couple of months and look forward to seeing our Kauai friends again.

Kuhio Shores is located in the area known as Poipu just south of Old Town Koloa. The building is less than 2 miles from Poipu Beach and it is also within walking distance of Spouting Horn. Prince Kuhio Park is located across the street as is the Prince Kuhio condo resort.
