KUHIO SHORES AT POIPU

Aloha Fellow Homeowner,

REMINDER: The next annual owners meeting will be held Monday, March 12, 2007. Please mark your calendars and plan to attend.

A regular board of directors meeting was conducted April 25th and the following items were discussed:

The new entrance sign has been completed as well as new landscaping around it, new landscaping on the street side of unit 101, new landscaping at the West end of the center island in the parking lot and additional landscaping off the parking lot near units 113 and 114 where the concrete planter boxes from the original entrance sign are being utilized. All such work was completed by owners and under budget. It is very gratifying to watch the many owners and tourists taking photographs of the new entrance sign and landscaping.

The proposal has been completed to replace our sewer pumping system with modern submersible pumps. The proposal came in at $43,000.00. To be safe, we had budgeted $94,000.00 based on engineering guesstimates three years ago. Obviously, we are very pleased with the new detailed estimate and the board has approved adoption of the proposal. The parts are now being ordered and the work should be accomplished this summer. We were told not to expect much disruption in service during replacement.

The damage caused to the embankment and lawn on the East side of the building is still in process with the contractor, contractor's insurance company and our attorney. According to County Engineering Dept. officials, we are not allowed to backfill with anything unless we extend our retaining wall. They advised us that we must first go to the U.S. Army Corps of Engineers to start the permitting process. After sending considerable documentation and having many telephone calls with the Corps of Engineers, we received a letter from them that the retaining wall will not have any affect on the ocean and that a permit from the Department of the Army was not required. With that letter in hand we went back to the County Engineer and they have agreed that the extension of the retaining wall is possible and that the only required permit would be a building permit. We are currently working in that direction. A survey and architectural drawing of the proposed extension will be required to apply for the building permit.

The building and grounds committee will take up the problem of our elevator lobby carpeting that retains dirt and water stains. Professional cleaning is totally ineffective. The carpet manufacturer has been contacted and a claim made. The committee will investigate and recommend alternative methods of floor covering.

Bob Farrington and Ken Brent made presentations of proposed landscape changes on the North and West sides of the pump house and also a proposal to reconfigure the barbecue area and enclose the dumpsters. Both proposals remain open for discussion at future board meetings.

Board discussion also centered on building maintenance as related to work being done in units by contractors. Hallways, walkways and stairways have been left with plaster dust, plaster, grout and concrete and contractors have been advised that in order to conduct work at Kuhio Shores, all such areas must be thoroughly cleaned on a daily basis or we would hire a cleaning service to clean their messes and send the bill to the homeowner having the work done.

The ground work for the new Costco store is in full swing with an estimated date of August, 2006, to open.

It is obvious that either some units do not post the house rules or their guests do not read them. It is very common to see bags of garbage left in the laundry rooms or on the walkways. Many guests have asked where the dumpsters are or if we have a barbecue area. If you do not post the house rules, let Albert know and he will be happy to deliver a copy of the rules to your unit.

On occasion we find towels, sheets, beach towels, pillow cases and other items on the counter of the laundry rooms. If they are marked with your unit number we will deliver them to your unit but if unmarked, they turn into maintenance rags or donated to a thrift shop. Please be sure that all items are marked.

We have been advised that Lawai Road will be undergoing repaving from 5/15/06 to 5/26/06.
