KUHIO SHORES AT POIPU

Aloha Fellow Homeowner,
A regular board of Directors meeting was held December 5th, and it is our intent to keep you as well informed as possible.
The 2006 budget was ratified and has been mailed to owners.
The bedroom windows in units 201, 301 and 401 were never replaced after Hurricane Iniki and leak when heavy rains come from the West. New windows were ordered and have arrived. The replacements will be made as Albert can schedule work with those owners.
The building and landscape committee has recommended that the present entrance sign be replaced and upgraded. They presented a proposed design and budget to the board. Both were approved by the board pending approval of required permits. Details of this project will be forwarded to you at a later date as details are finalized.
The committee, with much assistance from Bob Farrington, will also formulate a proposal to Re-landscape and re-plant the West end of the center island in the parking lot with colorful and tropical landscaping.
A discussion arose regarding backups or clogs we have experienced in our building sewer system. Approximately 50 % of the time these problems have occurred due to materials such as fruit peels, celery, rinds, etc., not properly ground by the in-sink garbage disposal. In further discussion it was decided that all future installations and replacement of disposals be no less than one horsepower to properly grind these items.
With the increase in sales of units at Kuhio Shoes, so has major reconstruction and remodeling of units. Working hours, cluttered hallways and walkways and construction residue have become a major factor. Therefore, rules and regulations governing the extensive reconstruction of units are being issued to all owners. (see attached) Many of these regulations have been in the Bylaws, Declaration, State of Hawaii Statues and House Rules for a number of years. The consolidation of existing regulations and board adopted regulations will better serve all concerned. Owners and contractors will now have precise guidelines to follow. As indicated in the guidelines, the board must be advised of major projects 60 days ahead of the proposed start of work and the board will make every effort to respond to the request in a timely manner. Upon board approval, it is then up to the owner to advise other owners in the vicinity of their unit of the scope of work to be accomplished and the effective date so that they are aware of the work to be done and can advise their renters ahead of time so that there are no surprises. Our managing agent in Honolulu will assist you in this area upon request. All building work contracted by the association that would fall in the same category will follow the same guidelines and advise affected owners ahead of time of the work to be accomplished and the effective date.
For the sake of your renters, owners need to be sure that the House Rules are posted in their units. Portable grills and hibachis are still appearing, trash is often left in laundry rooms, walkways and lobbies and beach towels are being hung over lanai railings. If you are not sure that your unit displays a copy of the House Rules, let us know and Albert will make sure that your unit has a copy.
We are still having a problem with slamming screen doors which is annoying to both owners and renters. If owners will purchase a door closer, Albert will install it without charge.
Lately we have experienced guests arriving to rent a unit and do not have a key to the unit or there is no key in the lock box that some of us have. Last week we had two such cases the same day. When these instances occur, Albert or security will review the paperwork that they bring with them and open up the unit for them after being assured that everything is legitimate. Sometimes owners or rental agents are called in such instances. Housekeepers and rental agents should probably be made aware of this problem.
According to the local newspaper, by this time next year, construction should be under way for a new mall directly across the street form the old Koloa Town shops. A grocery store, five restaurants, a bank and many small shops are planned. The post office is to be relocated. Lets just hope that they provided adequate parking.
Also, it is rumored that Sam Choy may open a restaurant in Kauai.
