KUHIO SHORES AT POIPU

Aloha Fellow Homeowner,

REMINDER: The 2006 Annual Homeowners Meeting will be held Monday, March 13. It will be conducted in the recreation room of the Lawai Beach Resort. Sign-in will start at 8:30 AM with the meeting beginning at 9:00 AM. Please plan to attend, but if you are unable, it is very important that you complete your proxy. If we do not have a quorum, we cannot conduct the meeting. The terms of Tony Sapienza and J.B. Hutchins expire this year and both are seeking re-election.

There are many projects currently under construction at Kuhio Shores:
        - The old entrance sign has been removed and a new sign is being erected. The building and landscape committee agreed upon a design created by artist Geof Markovich of a copper petroglyph turtle with waves along the side of it. Under this is the "Kuhio Shores" and our address. The backdrop is a masonry structure with slate tiles that match the slate tiles on the portico columns. Large boulders and many plantings will surround the entrance sign.
        - The West end of the center island of the parking lot is currently being re-landscaped as well as the area along the roadside next to unit 101.
        - Additional plants and plantings have been added to the redecorated fence along the roadside. We are fortunate that 90% if the above work has been and is being done by volunteer homeowners. The Board would like take this opportunity to thank them for their expertise and hard work.

For those of you who have not been here since November to see the landscape destruction on the bay side of the building, we would like to inform you that when the building crack and spalling work was conducted, the high-lift that was utilized came too close to the edge of the grassy area and slipped part way down the slope. It took three hours for a large tow truck to haul it out and of course that area is pretty much torn up. We are presently working with the construction company and their insurance company to address the situation.

An engineering study is currently in progress to replace our sewage pumping system with modern submersible pumps. This project is included in the 2006 budget and is our top priority as our current system is antiquated and costly to repair. We have been advised that Oceanic Time Warner Cable Company is changing our monthly fees for high-speed internet service for those who have subscribed. The monthly rate we have been paying of $23.95 has been reduced to $14.95 per month. Yes, you read that right. They are reducing the rate and for those of us who have this service our monthly maintenance fees will reflect the rate change.

Costco will soon start construction and plan to open for business in August of this year. The black plastic fencing has gone up just East of Home Depot.

Don't forget that Kuhio Shores has a website at HawaiiFirst.com. It is an easy way to keep abreast of Kuhio Shores information such as newsletters, financial reports, etc. Please make it a point to log in periodically and feel free to offer any suggestions regarding any information you would desire to review. All ideas and comments should be directed to Hawaii First.

As previously mentioned, we will supply parking permits to those who rent out their units so your guests will have them in their possession when they arrive. This puts the guests at ease when arriving as there is not always someone available to issue parking permits. It has been noted however, that some owners who issue these parking permits place their unit number on the parking permit. This is NOT a good idea. Your guest could be miles away form Kuhio Shores and by displaying a Kuhio Shores parking permit in their car with their unit number on it broadcasts that their unit is most likely unoccupied and could very possibly invite intrusion into your unit.

Please remember your proxy is very important. We cannot express enough the importance of mailing in your proxy if you are unable to attend the meeting. In this situation, any of us on the Board would be privileged to vote your proxy.
