KUHIO SHORES AT POIPU

Aloha Fellow Homeowner,
The 2006, Kuhio Shores Annual Owners Meeting was conducted Monday, March 13. In that a quorum was present in person and proxy, the meeting was called to order at 9:10 am. The minutes of the 2005 meeting were distributed and approved.
President Elliott thanked those who attended and introduced the Board of Directors and Managing Agent Richard Emery and his staff. He then thanked the Building and Grounds Committee for their outstanding work. Bob Farrington for his endless, incredible landscape work, Ken Brent and his trusty apprentice Mike Galvin for erecting the new entrance sign and also Wanda Brent and Kay Zovanyi for their continuous professional input.
The chair further thanked our volunteer owners who have pitched in to work on the building and grounds. Many have contributed numerous hours if not days. Special recognition was given to Tony and Sharon Sapienza, Mike and Sue Galvin, Jo Elliott, Trish Kamps, Kevin and Molla Wallace, Mel Kalechstein and Judi Farrington. Also to Gordon Ball and Doug Zacherle for opening the laundry rooms on the weekends when Board members are not present.
Richard Emery briefed the owners regarding the arbitration matter. He explained the history of the mediation and arbitration and read segments of the final decision rendered by the Judge.
The Kukuiula Development Project (or A&B) was briefly discussed as the only notable progress was stakes in the ground in the field near us.
The landscape damage on the East side of the building that was caused by contractor machinery was discussed as it could involve various and costly permits to repair. President Elliott has been working with County building and Engineering Departments as well as the U.S. Army Corps of Engineers. He is also working with the contractor's insurance company and no settlement will be made until all possible costs have been addressed. We are not allowed to backfill with anything ( even though it was soil that was damaged) and the most logical remedy may be to extend the retaining wall and then we would be allowed to back fill.
Our sewage pumping system will be replaced this year with state-of-the-art submersible pumps as our present system is badly antiquated.
Building painting (exterior) is on the schedule for next year however, consideration is now being given to investigating other options. Products are now available that would provide much better protection against the elements. The extensive rains we have experienced has made it obvious that moisture is weeping through areas in the exterior wall of our building. It is very doubtful that another coast of paint would remedy this problem. Most all products on the market could have the desired color added. The Building and Grounds Committee will research this possibility.
The Building and Grounds Committee is also studying various floor covering methods for the elevator lobbies. The current carpeting, which is actually outdoor carpeting (100% Olefin) mats down and holds soil and water stains that cannot be removed even by professional cleaning. The carpet manufacturer's representative on Oahu is currently being contacted regarding the poor experience we have had with their carpeting.
We are also studying methods to enclose the trash dumpsters and also include recycle bins.
Mention was also made that on occasion, two couples stay in two bedroom units and rent two cars. Security advises them that only one car per unit is allowed and that the second car must be parked elsewhere. It was suggested that owners of two bedroom units should advise renters that only one parking space is assigned to each unit. Maybe a notice inside each unit would suffice.
For those of you who send a parking permit to renters, please number the permits before mailing them. Do not use any condo number. Preferably use four numbers. Many visitors arrive with a parking permit that is blank.
Molla Wallace (305) brought up the subject of coral propagation. She is very interested in educating not only Kuhio Shores owners but also the Kauai community regarding the slow demise of our coral reefs. She agreed to chair a committee regarding this project and those interested in working with her on this very worthwhile project should contact Molla directly.
The Board of Director terms of J.B. Hutchins and Tony Sapienza expired at this meeting. As you are aware, J.B. did not seek re-election. When the call came for nominations for the Board, Tony and Ken Brent were nominated to fill the two vacancies. In that there were no more nominations, a voice vote was taken and 100% in attendance agreed to the appointment of both candidates.
A brief Board meeting was conducted after the general meeting was adjourned for the selection of officers. Results are as follows:

The Board also addressed the issue of slamming screen doors at this meeting. This issue has been brought up several times in the past. Many owners have had door closers installed to their screen door as requested however, it has fallen on deaf ears of several owners. As such, the board agreed to furnish and install door closers on those doors not so equipped, as the Board has deemed that all screen doors must be equipped with closers due to numerous complaints we have received.
Monday, March 12, 2007, has been selected for the 2007 Annual Owners Meeting. This early notification is necessary for those who rent out as bookings are already being taken for the early months of 2007. Please mark your calendar and plan to attend the meeting.
For those of you who were unable to attend the owners meeting and submitted your proxy, THANK YOU. The proxies allowed us to have a quorum and thus conduct the meeting.
On a personal note, I agreed to serve again as President of the Board but I have decided that this will be my last year as President. Next March will be nine years that I have served as President and it is time to turn the reins over to someone else. By and large it has been a pleasurable experience but it hasn't been a cake walk. This position requires a lot of work. I really appreciate the support the large majority of you have given me and I will continue to do my very best for Kuhio Shores this next year. MAHALO.
